“There’s no place like home.”
The above words make a lot of sense when it comes to the place we all go when the day ends. Emaar Properties, one of the world’s most valuable real estate developers, had the vision of developing the Samara Villas at Arabian Ranches– II on Al Qudra road. Team Consistent was involved as MEP Consultants while Al Wasl Al Jadeed were the Main Consultants. The design process for the 177 villas adhered to the aforementioned vision.
With that in mind, the project was designed and delivered to the standards set by the client. The Team assisted in achieving the project ID intent and authority approvals prior to handover.
Challenges
Coordination with infrastructural services which was completed long before the commencement of the project.
The client was facing the heat from the authorities for approval of boundary wall structure housing the feeder pillar and the energy meters. Constant coordination with the master developer, authorities and end user was required to conclude the matter with minimal requirements.
Allocation of the MEP high level services had to be achieved as per given false ceiling height.
Design Approach & Solutions
The villa MEP services were designed considering the optimized use of the international standards, compliance to local authority requirements, EMAAR guidelines and other specialist requirements.
The 177 villas in the community were spread over a vast plot area with 4 types of villas arranged in different orientations. The coordination of tie-in points with the infrastructure specialist was carried out during the design phase in order to avoid challenges during the execution stage. The location of water meter cabinets on the villa boundary wall, drainage and telephone tie-in locations and the boundary wall structure housing the meter cabinet and feeder pillar were seamlessly coordinated with the infrastructure consultant and local authorities for approval and to ensure timely project completion.
Designing for Energy Efficiency
Solar water heater has been provided for the generation of hot water. Energy efficient lamps/Light fittings were also provided for the entire project, resulting in significant savings.
All sanitary ware was selected with water efficient fixtures, while all air conditioning equipment was selected with zero ozone depletion potential. All equipment selected possessed high efficiency.
Addition of solar water heating system ancillaries (TMVs and recirculation pumps) which were not provided in the design due to client instructions. However, the inclusion of the same enhanced the system functional efficiency and reduced wastage of energy.
Fire extinguishers were proposed to be installed with gases having zero ozone depletion potential.
Designing for operational requirements
Hot water recirculation systems and thermostatic mixing valves were designed and installed during the progress of the project based on client’s requirements.
Light fittings with control philosophy designed during the progress of the project based on the client requirements.
The Difference We Made
Addition of a hot water recirculation system and TMVs during the progress of the project as per client’s requirements and to reduce energy wastage made a significant difference.
Due to the efforts taken by Team Consistent to execute client vision and conserve energy and water, Azalea Villas in Arabian Ranches II was also awarded to the team for the MEP design.
